The investigator was in the attic. He was asking if there was a spirit present that didn't like him to make noise and he would leave. A "thump" is heard that the investigator didn't pick up on in real time.

Most likely this is a car door being closed outside the house.

The question "Are you here?" was asked followed by a response from the Spirit Box which was followed by another question and another answer from the Spirit Box.

The investigator hears the sound of someone walking in the hall outside the master bedroom.

Unknown sound after the investigator says "don't be bashful"

The investigator tells the spirit presence to "sit down beside me," followed by a response from the Spirit Box.
